Quick review of your current situation

We start with a simple conversation about your property, current lease, rent, and what’s not working with your existing agency. This helps me understand your goals and any immediate risks or concerns.

Seamless handover

I liaise directly with your current agency to collect everything needed to manage your property properly, including: Lease documents, Tenant applications and references, Ingoing condition report and photos, Keys and remotes, Any outstanding maintenance or arrears information

 

You don’t have to chase anyone – I coordinate the lot.

Check your management agreement

I review your current management authority and explain the required notice period and any exit conditions in plain English, so you know exactly where you stand before making a decision.

Introduction to your tenants

I personally introduce myself to your tenants, explain how I work, confirm rent payment details, and set clear expectations from day one.

 

The goal is for your tenants to feel supported, not disrupted.

Notice to your current agency

With your permission, I prepare the termination email and can send it on your behalf. If you’d prefer to avoid an awkward conversation, you can – I’ll keep things professional and compliant.

Health check on your investment

Once everything is transferred, I complete a thorough review of:Rent and lease terms, Condition report and inspection history, Maintenance and compliance, then come back to you with a clear, no-nonsense plan to protect and improve your position.
